Coolbinia Apartments Dilapidation Survey

Overview  

Willing Developments engaged Land Surveys to support the early stages of their Coolbinia Apartments project — a future high-rise, mixed-tenancy development set to introduce both residential and commercial spaces into the heart of Western Australia.

Before the first shovel could hit the ground, it was vital to establish a comprehensive record of surrounding conditions. This meant delivering precise, large-scale existing condition surveys that would support both risk mitigation and stakeholder reassurance – all while keeping the local community front of mind.

Our Approach

Land Surveys deployed a team including a Project Manager, Data Manager, Community Liaison Manager, and a dedicated survey crew to deliver property condition reports for over 60 residential properties and 10 commercial/retail premises, as well as road corridor surveys spanning approximately 5 km of surrounding infrastructure.

Using our mobile-based data capture platform, we enabled GPS-tagged imagery, detailed defect logs, and instant cloud-based data management. This allowed for real-time tracking, automated PDF report generation, and seamless coordination across teams.

A cornerstone of this project and many dilapidation surveys is collaboration with the community. Our Community Liaison Manager worked closely with landlords, tenants, and strata companies to ensure smooth access and clear communication, avoiding disruption for the community.

Outcome

Completed within just three months, our work provided a solid foundation for The Coolbinia development. By capturing critical property and infrastructure data upfront, Land Surveys helped future-proof the construction phase by reducing potential dispute risks and reinforcing stakeholder confidence.
