Preliminary Subdivision Plans During the early stages of your development project, Land Surveys can prepare preliminary plans based on architectural drawings in order to assist with the early preparation of sales contracts. Preliminary strata plans can be produced along with preliminary unit entitlement prepared by a Licensed Valuer to assist with your strata title unit sales requirements. This type of plan may be required to facilitate the creation and registration of an Easement / Interest that affects a portion of land. This plan is common for commercial applications to register reciprocal access and car parking between commercial lots. Additionally, this plan may be required to register other types of easements and is endorsed by a Licensed Surveyor before being submitted to Landgate. These services include the licensed land surveying and Project management. This will include preparation and submission to obtain State planning (Western Australian Planning Commission) conditional approval for your project. Seeking clearance from servicing agencies such as Western Power and the Water Corporation and obtaining the relevant endorsements. These approvals are required for: Building Strata Building strata lots are measured based on cubit space or spaces referenced to buildings (as constructed) which are shown on this type of plan. The construction of the buildings must be completed before shire approval and before titles can be issued. This is the most common type of subdivision required by our commercial clients. Survey strata lots are defined by the dimensions of land and survey information similar to green title. Survey strata subdivisions can create titles for vacant lots or lots that have existing buildings. The benefit of survey strata, in comparison to a green title, includes a reduced cost in servicing each lot. Vacant Lot Strata Vacant lot Strata Plans are facilitate the title creation for a vacant lot but at least one of the lots must have a building constructed on it. This type of plan is generally used for staged developments. With a staged developments, the remaining land after the completion of each stage remains as a vacant lot ready for a future re-subdivision once developed. This type of strata is an attractive method of large land developments. This is the traditional form of land subdivision. This type of lot is defined exclusively by cadastral boundaries and must have separate service connection points. A formal application is required to be submitted to the WAPC for condition approval. This also includes amalgamation of green title lots. Our commercial clients generally require this service in large development to satisfy Development Application conditions. When commercial/retail areas are required to be formally and accurately defined for use in lease agreements. This survey is completed by a Licensed Surveyor and measured in accordance with the Property Council of Australia's guidelines.
